Pritchard informs the recipient that a club will be opening at Lawn Road Flats to be run by T[om] A. Layton of the Book Wine Restaurant [sic] and the Cheddar Roast. The cost of the alterations to the flats will amount to £600 and the club will take all responsibility for catering for tenants. The flats will save £250 per annum and receive profits from the club. Members will be offered shares of £25 with a guaranteed dividend of 4% per annum. Any money put up by tenants will be repaid within 5 years with 10% interest.
